YES! With the it being a buyers market and lots of competition for sellers, sellers want to make sure their home stands out. The best way to do that is to stage it.

I just received this article from HouseMasters (a home inspection company out of White Bluff that some of my recent buyers used) and thought I would share it with my readers.
Ductless air conditioners and heat pumps are gaining in popularity as a means of providing cooling for a house. These systems function much the same as any other air conditioning or heat pump, except that they do not require ductwork to distribute air throughout the house. They are particularly practical for existing homes where there is no ductwork already installed for heating or cooling purposes.

This feature can produce substantial energy savings over a ducted air distribution system as there is no opportunity for the loss of conditioned air from the ductwork running through attics, basements or crawls spaces. If you are a seller, get this as a selling point to give your buyers a peace of mind about your home.
If you are buyer write this in the offer that you want this. It gives you good information about the home. Insurance companies are now keeping tract of each homes claim record. Not just on the current home owners.
Want to buy an old home with loads of character? The good news is they are priced much cheaper than the newer homes. New homes are just not built and decked out like older homes. I am working with some buyers on a contract right now on a home that is 90 years old. There are some things you should know before deciding this is what you want. Don’t be fooled by the lower price. There will be more expenses that come with an older home than the newer homes. Utilities are much higher. There is more maintenance, so you need to be prepared to be a “handy man” or pay for one to do work for you. More than likely, the systems in the home will be dated and need updating soon. The electrical work and plumbing may not be up to code and need fixing. If this discourages you already, then an old home is not for you. I personally think if you can afford it, it is worth it. They have so much charm. Just buy a home for less than what your lender says you can afford so that you have money left over in the budget to take proper care of your older home. Although we are not producing more land…TN still has large sums of it that come up for sale. Land is a great investment! Even when the real estate market seems unstable, land is still a stable investment because production is low and demand is high. Dickson County has some large beautiful tracts for sale at affordable prices. Here are some examples from Dickson County that have over 100 acres.
