Top Selling points

Most people know that the kitchen and master bedroom are the top selling points. Everyone wants a nice place to cook and a nice place to sleep. However, this does not mean make everything else in the home look awful to accomplish those two rooms looking magnificent.small-bedroom-4.jpg

This weekend, I showed an older home in Nashville, TN, with a brand new kitchen. It had nice custom cabinets, corian counter tops, and ceramic tile flooring. It had been made larger by making the living area smaller, which was already small to begin with. They had enlarged the master bedroom. Doing this made the other two rooms now the size of nice laundry rooms rather than extra bedrooms. This home was approximately 1100 sq ft with a typical kitchen and master the size you would see in a 1800sq ft home and a living room and two bedrooms you would see in a 700 sq ft cottage. The rooms that were made smaller were now not large enough to put standard size furniture in.7_master-bedroom.jpg

Instead of updating the home in proper proportions and making it appealing to the buyer looking at that size home they have essentially done the opposite. Unfortunately, the updates were more costly and less productive. Be careful to not hurt the assets you already have in your home while trying to make others better.
